Property Management Services

Langdon Property Management specializes in long-term, single family homes, townhouses and condominiums rentals in the St. Augustine Florida.  As a full-service management firm, we offer tenant placement, credit screening, maintenance, property inspections, collections, evictions, and monthly financial reporting.

Let Langdon Property Management handle your rental property so you don't have to worry about your investment.   We provide the following services for our owners: 

  • Advertise the property to fill vacancies
  • Show the property to potential tenants (a licensee accompanies the potential tenant—we don’t just hand out the keys!)
  • Screen applicants
  • Provide lease preparation 
  • Do video walk-troughs of move-ins/move-outs
  • Collect the rent
  • Deal with late payments, partial payments and no payments
  • Handle all bookkeeping and record keeping
  • Do periodic interior and routine drive-by exterior inspections
  • Handle emergency repairs
  • Enforce lease provisions and adherence to Home Owner Association rules/regulations when applicable.
  • Provide monthly accounting statements and reports to owners
  • Work with the owner in providing additional services as needed:  coordinate capital repairs; assist in obtaining bids for major repairs, etc.

 

Tenant Placement vs. Full Property Management

We provide both tenant placement and full property management services for absentee owners.  With tenant placement, we advertise, show, screen and provide lease preparation services.  After the tenant has moved in, the owner is responsible for the day-to-day management of the property.

With Full Property Management, Langdon Property Management takes the complete burden of rental property ownership out of your hands!  We do all the work: No middle-of-the-night calls, no accounting, no headaches—you just sit back and collect a check each month and have peace of mind knowing that your property is being managed by a professional. 

For those considering managing their own properties, be aware that you must adhere to all sections of the Florida Residential Landlord and Tenant Act:  Florida Statutes 83 Part 2.  Failure to comply with the Act could result in costly legal actions. 

Tenant Screening

Each potential tenant over 18 must fill out a rental application.  The past rental history and employment information on the rental application is verified and a credit check is done using Experian, Equifax and Transunion reporting services.  When screening tenants, we adhere to Fair Housing guidelines, Condominium/ Home Owner Association restrictions and our published Residential Selection Criteria guidelines (see home page to review our selection criteria)

Maintenance

Langdon Property Management has established relationships with local vendors who provide quality and timely maintenance for your property 24 hours a day/365 days a year.  Having access to licensed contractors in service trades enables us to get preferential rates which save you money.    We can assist you in finding dependable providers for yard maintenance, pool care, pest control and other necessary routine maintenance.

Inspections

 

At the time of the initial move in, we do a video walk through of your property to document the condition of the interior and exterior.  We also leave a move-in check list for the new tenant so they can notify us within the first 2 weeks of their tenancy of any issues that need to be addressed.  At the conclusion of the lease, we do an exterior video walk through to again document the condition of the home.  Having video footage for comparison of move-in/move-out condition of the property is invaluable in making a claim against security deposits.

Additionally, to ensure your rental property is being properly cared for, Langdon Property Management periodically does interior and drive-by exterior inspections.  When vacancies occur, we visit the property routinely to make sure that the systems are operating and the property is secure.

 

Tenant Relationships

We believe it is important to foster and maintain good tenant relationships.  By being accessible to the tenants by phone 24 hours a day and by e-mail, we are able to provide them with almost instant access if a problem arises.  “Our” tenants know that we provide prompt service and respect them.  Tenants usually respond by taking pride in where they live and treating the property as if it were their own investment.

Evictions / Collections

 

While we strive to avoid evictions/collections by they occasionally do occur.  We will provide posting services for the Three-Day notices and refer the eviction paperwork to a specialized local eviction handling service.  

 

 

Accounting

We provide our owners with monthly financial statements showing year-to-date information so you know exactly how much money has been collected and disbursed and showing where the disbursements were made.  At the end of the year, we provide you with the tax information that you will need for your rental property.  Additionally, we can provide rental history information, past expense history and other financial information which you may desire.
